Plan of Proposed Alterations and Additions to Ivanhoe Te Aroha for J.A. Newsham. Drawing No. 1.

Maker
Edgar Ernest Gillman
Description
Drawing shows ground plan, elevations and cross section on A-B. This boarding house was built for J A Newsham by Mackie and Sons in 1908. Of conventional weatherboard construction, it has a separate outhouse with urinal, washbasin and longdrop toilet. The building accommodated the family at one end, while the other end consisted of 13 rooms for boarders, who had a separate entrance. All three fireplaces are located at one end of the building, showing that the family part of the building is heated, but the guest rooms are not. A single bath and toilet inside the house are shared by the family and the guests. The design is unexceptional apart from the elaborate roof framing; some decorative scrollwork is provided in the awning to relieve the otherwise purely functional exterior.
